Property Information

What is the check‑in and check‑out time?
Check‑in is at 4:00 PM and check‑out is at 10:00 AM. Early check‑ins or late check‑outs may be possible depending on our cleaning schedule. Please note that for back‑to‑back reservations, we typically cannot offer them due to the short turnover window required to prepare the home for the next guests.
How many guests can the home accommodate?
The home comfortably sleeps large groups and multi‑generational families. Maximum occupancy is limited to 14 adults and a total of 17 guests overall, including children. This limit is required by the property’s septic regulations, which we must strictly follow to ensure the home remains safe and fully operational for all guests.
Is the home accessible for guests with mobility challenges?
The home has multiple levels and some stairs. If you have specific accessibility needs, please reach out so we can help determine if the layout is a good fit.
Is the home child‑friendly?
Absolutely. Families love the sandy beach, playground, shallow shoreline, movie theater, game room, and wide‑open outdoor spaces. We also provide highchairs, children’s dinnerware, several baby gates, and pack‑’n‑plays to make traveling with little ones easier.
How many parking spaces are available?
There is ample parking for multiple vehicles on the property including boats and trailers. We allow up to seven cars total, and all vehicles must be parked in the designated parking areas or in the circular driveway. For safety and to comply with neighborhood community guidelines, parking is not permitted anywhere along the residential road leading to the property.

Policies

Do you allow pets?
We love pets, but we do not allow them at the property in order to maintain an allergy‑friendly environment for all guests. We are happy to accommodate verified service dogs; however, additional cleaning fees will apply to ensure the home is properly sanitized for future stays.
Do you allow smoking?
No. The home is strictly non‑smoking (including vaping). Smoking is permitted outdoors as long as all cigarette butts are fully extinguished and disposed of properly.
Do you allow weddings or bachelor/bachelorette parties?
While the property is spacious and offers beautiful views, we’re unable to host weddings, large events, or bachelor/bachelorette parties. These types of gatherings aren’t permitted due to community guidelines and environmental considerations. Our home is designed for family gatherings, peaceful retreats, and respectful group stays that preserve the tranquility of the area.
Do you allow fireworks?
For safety reasons, as well as out of respect for our neighbors and the surrounding environment, fireworks are not permitted anywhere on the property.

Amenities & House Features

Is there a fire pit?
We have a beachside fire pit that’s perfect for s’mores and sunset gatherings. We also offer an outdoor fireplace with comfortable seating on the ground‑level patio, giving you a covered, weather‑protected alternative. Guests should bring their own firewood, though you’re welcome to use any leftover wood from previous stays. Local places to purchase firewood are listed in our guest book for your convenience. Please follow all local fire safety guidelines during your visit.
Do you have a grill?
We provide a gas grill located on the dining deck just outside the kitchen. A full set of grilling tools is also available for guest use.
Is there Wi‑Fi at the property?
Yes. We offer high‑speed Wi‑Fi suitable for streaming, remote work, and multiple devices.
Can we connect personal devices to play video games, stream content, or listen to music on your home devices?
Yes. You can connect your personal devices to play video games, stream content, or listen to music. Our TVs support HDMI and Bluetooth inputs for gaming systems, and you can log into your own streaming accounts on the TVs themselves. Additionally, the whole-house audio system also allows Bluetooth connections for playing your music throughout the home including the back decks.
Do you provide linens and towels?
All bed linens, bath towels, and kitchen towels are provided. Fresh linens are packaged in protective plastic and placed at the foot of each bed to ensure they’re clean and ready for your stay. Each bathroom is stocked with a variety of towel sizes and washcloths, which you’ll find neatly stored in the closets or cabinets.
Is the kitchen fully stocked?
Yes. The kitchen is fully stocked with cookware, bakeware, quality chef’s knives, small appliances, and neatly labeled cabinets. Guests consistently tell us it has everything they need to prepare large family meals with ease.

Boating & Water Activities

Can I park my boat in your boathouse?
Yes — guests may park their boat in our private boathouse. It fits most standard recreational boats and keeps them protected during your stay.
Where can we launch our boat?
You can launch at the nearby public boat ramp just minutes from the property. After launching, you can drive the boat directly to our private dock or boathouse.
Can we rent a boat?
Yes — several local marinas offer pontoon, ski boat, and jet ski rentals. Many will deliver directly to the property for added convenience.
Can we use your kayaks, SUP boards and pedal boat?
Absolutely. Guests have complimentary access to our kayaks, stand‑up paddleboards, and pedal boat. Life jackets for all ages are also provided.
Is the water safe for swimming?
Yes — our cove is calm, clean, and perfect for swimming, floating, and paddle sports. Minimal boat traffic makes it especially family‑friendly.
Do you provide life jackets?
Yes — we provide a variety of life jackets for children and adults. Guests may bring their own if they prefer specific sizes or styles.

Yes — several grocery stores, markets, and convenience shops are within a short drive. Our guidebook includes our favorite local options.

How far are you from local attractions?
Popular destinations include Lake Anna State Park, the Boardwalk, Luray Caverns, Monticello, and local wineries and breweries.
